Every great home starts with a dream, but building on a 100-acre working farm comes with its own set of challenges. The family wanted their new home to capture sweeping reservoir and mountain views; however, active irrigation ditches running throughout the site, a private reservoir, and protected wetlands posed unique challenges. Add in Boulder County’s strict zoning and net-zero energy requirements, and it was clear: this would be a home shaped as much by the land as by the drawings.
At Ellis Builds, we believe the best results come from early, honest collaboration. For B Hazy Ranch, that meant starting with a two-year pre-construction planning process. We worked side by side with the architects, engineers, and most importantly, the family, to map out every detail before breaking ground.

No project goes exactly as planned, and B Hazy Ranch was no exception. The family wanted to live on-site during construction, so we devised a strategy to keep their existing home operational while building right next door. This not only saved them the disruption (and cost) of moving, but also allowed them to watch their dream take shape day by day.
When pandemic-era price spikes threatened the schedule, our early planning and proactive material buyouts kept things on track. And when Boulder County’s energy standards required a net-zero home, we leaned into innovation, installing a large solar array, geothermal heating and cooling systems, and high-performance insulation and fenestration packages to make the house as efficient as it is beautiful.
The result? A home that feels just right for the family and the land. Expansive decks and patios invite the outdoors in, while cozy nooks like the library silo and fireplace window seat create spaces for everyday memories. Unique art, custom lighting, and repurposed fixtures from the family’s old home give the space personality and warmth.
But this house isn’t just beautiful, it’s built for the future. Thanks to thoughtful planning and sustainable design, B Hazy Ranch is net-zero, healthy, and comfortable year-round. The barn supports the family’s agricultural pursuits, tying the home’s modern comforts to its working roots.
